Real estate development, or property development, is a multifaceted business, encompassing activities that range from the renovation and re-lease of existing buildings to the purchase of raw land and the sale of improved land or parcels to others. Developers are the coordinators of the activities, converting ideas on paper into real property. Real estate development is different from construction, although many developers also construct.
MDM will buy land, finance real estate deals, build or have contractors build projects, create, imagine, control and orchestrate the process of development from the beginning to end.
MDM generally takes the greatest risk in the creation or alteration of real estate – and, in return, receives fitting rewards. Our company is capable of purchasing a tract of land, designing the building and marketing it correctly, obtaining the necessary public approval and financing and partnering with local builders to construct the buildings. In other words, we can participate in any and all elements of the residential development cycle.
Despite our ability to complete the entire cycle, we are also able to manage isolated components of the process. For example, some developers source a property and get the plans and permits approved before selling the entire package to a builder at a premium. No matter the status of the property, our company has experience in bringing value to projects at every stage in the development process. We work alongside many different consultants in each of these stages including architects, city planners, engineers, surveyors, contractors and real estate professionals – just to name a few.
